Choosing a chartered property administrator means choosing guarantees: training, accountability and professional backing for your community.
Professionals registered with their official association, with the training, accountability and legal protection that guarantees.

The exact cover depends on the terms of each association.

They handle the day-to-day running of the community: keeping the accounts and budget, collecting fees, hiring and supervising maintenance and suppliers, managing insurance, preparing meetings, writing the minutes and making sure decisions and regulations are followed.
No. Under the Spanish Horizontal Property Act, if the community does not appoint an administrator, the president takes on those duties. If the role goes to someone who is not an owner, the law requires sufficient, legally recognised professional qualifications (Art. 13.6). That is why most communities rely on a professional.
They can still work, as membership is not compulsory, but the community loses guarantees: nobody has checked their qualifications, there is no liability or bond insurance through the association, no code of ethics, and no way to complain to the association if something goes wrong. And if they cannot prove the qualifications the law requires (Art. 13.6), their appointment could be challenged.
Ask for their membership number and look it up in the register of the Official Association of Property Administrators of Las Palmas. Our administrators’ numbers are listed in the chartered administrators section of this page.
Appointing or dismissing the administrator is approved by a majority at the owners’ meeting. Once approved, we ask the previous administrator for all documents and balances, so the change is easy for the residents.
It depends on the size of the community, its facilities (pool, garage, common areas) and the services it needs. Ask us for a free, no-obligation quote tailored to you.
It is the money the community sets aside for maintenance and repair work on the building. By law, it cannot be less than 10% of the last ordinary budget.
First, we ask them to pay amicably. If they still do not pay, the meeting approves the debt statement and it is claimed in court through a fast-track payment procedure. While they owe overdue amounts, they cannot vote at meetings.
At least once a year, to approve the accounts and the budget. An extraordinary meeting can also be called at the request of the president, a quarter of the owners, or owners holding 25% of the shares.
Yes. You can delegate your vote to another person in writing and, if your community uses TuComunidApp, do it straight from your phone.
We recommend comprehensive insurance covering the building, the common areas and the community’s civil liability. We review your policy and advise you so you have the right cover.
